Why a Home Inspection in Puerto Vallarta Is Different
A home inspection in Puerto Vallarta is not a copy of a U.S. or Canadian inspection. Mexican homes are built mostly with reinforced concrete, block and brick, with flat roofs (losas) sealed by waterproofing membranes, rooftop water tanks (tinacos), underground cisterns, LP gas lines and electrical service from CFE. Add a climate with 75%+ humidity, a rainy season that drops most of the year's rain between June and October, and salt air that attacks steel and aluminum within a few blocks of the beach — and you get problems that a generic checklist simply does not look for.
That is why our home inspector in Puerto Vallarta inspects with a builder's eye. PVR Contractors builds, remodels and maintains properties across Banderas Bay every day, so we know where local construction fails: rusted rebar swelling inside a balcony slab, a terrace membrane that has reached the end of its life, an undersized breaker panel, a hydropneumatic pump about to burn out, or a "remodel" that hid humidity behind fresh paint.
Home Inspection Is Optional in Mexico — That Is Exactly Why You Need One
In a Mexican real estate closing, the notary verifies the legal side: title, liens, property taxes (predial), water bills and, for foreign buyers in the restricted zone, the bank trust (fideicomiso). Nobody is required to check the physical condition of the property. There is no mandatory inspection, no standard seller disclosure form, and properties are usually sold "as is".
A professional home inspection before you sign the promissory contract (contrato de promesa) gives you three things:
- Negotiating power: documented defects with repair estimates are the strongest argument to lower the price or ask the seller to repair before closing.
- A real budget: you know which repairs come first — waterproofing before rainy season, electrical safety, plumbing leaks — and roughly what they cost, because we also do the work.
- Peace of mind: especially if you are buying from abroad and cannot visit the property several times.
Our Home Inspection Services
Pre-Purchase Home Inspection
The most common service. We inspect the house, condo or villa you are about to buy and deliver the report before your inspection deadline, so you and your real estate agent can negotiate with facts.
Pre-Listing Inspection for Sellers
Sellers who inspect first avoid surprises during negotiation. Fix what matters, disclose the rest, and show buyers a recent independent report.
New Construction & Pre-Sale Delivery Inspection
Buying in pre-construction (preventa) in Puerto Vallarta, Nuevo Vallarta or Bucerías? Before you accept the keys, we walk the unit with the developer's punch list: finishes, slopes and drains on terraces, window and door sealing, electrical and plumbing tests, A/C installation and visible structural cracks. Developers fix far more when defects are documented before delivery.
Condo Inspection
In condominiums we inspect your unit in detail and the visible common elements that affect you: façade, roof, water system, elevators' visible condition, parking slab and signs of deferred maintenance that may lead to a special HOA assessment.
Annual & Post-Storm Inspections for Owners
For owners who live abroad or rent their property, a yearly inspection — and one after a hurricane or tropical storm — catches small leaks and corrosion before they become expensive structural repairs.
What Is Included in the Inspection Report
You receive a digital report, in English or Spanish, organized by system. Each finding includes photos, location in the property, a priority level (safety / urgent / maintenance / monitor) and a recommended solution. Because PVR Contractors is a licensed builder, we can also give you an approximate repair cost for the main items — something most inspectors cannot do.
We are happy to walk you through the report by video call, and we can talk directly with your real estate agent, lawyer or property manager.
Common Problems We Find in Puerto Vallarta Homes
- Failed roof and terrace waterproofing: blistered membranes, ponding water, cracked parapets and clogged drains — the number one cause of interior humidity.
- Concrete spalling: rebar corroded by salt air expands and breaks the concrete on balconies, columns and slab edges.
- Electrical improvisations: missing ground, mixed wire gauges, overloaded panels, no GFCI near water and exposed splices.
- Water system issues: leaking tinacos and cisterns, failing pumps and pressure tanks, low pressure and hidden leaks.
- LP gas risks: corroded lines, improper regulators and water heaters installed without ventilation.
- Humidity and mold: behind furniture, in closets and on north-facing walls, often freshly painted over before a sale.
- Aluminum and glass: corroded window frames, broken seals and rain entering through sliding doors.
