Building and Renovating in Bucerías
Bucerías is two towns overlaid. West of the highway, toward the beach, is the older centre — narrow cobblestone streets, walled lots, houses built in stages over decades. East of it and along the coast are newer condominium developments and gated subdivisions. The construction problems in each are completely different.
The old town: access is the first constraint
In the streets near the beach and around the plaza, a concrete truck or a full-size delivery lorry frequently cannot reach the site. Material has to be staged and moved in smaller loads, debris has to be carried out the same way, and neighbours are close enough that dust and noise control are not optional courtesies. This is a real cost and schedule factor, and any contractor quoting an old-town renovation without having seen the access is guessing.
Renovating houses that were built in stages
Many older Bucerías homes were extended over the years without formal drawings. Opening a wall can reveal plumbing that was rerouted informally, electrical circuits that were extended past their capacity, unreinforced additions, or slab levels that do not match between original and added sections. We budget a contingency on these projects for exactly this reason and inspect as much as possible before committing to a fixed figure.
The trades these projects lean on most are masonry, plastering, electrical rewiring and plumbing replacement — the systems that a decade of incremental extension tends to leave in the worst condition.
Beachfront condominiums
Along the shoreline the work shifts to condominium interiors and the consequences of salt exposure: corroded railings, degraded window seals, failing terrace waterproofing, air conditioning equipment reaching end of life early. Terrace and roof waterproofing is the recurring one — in this climate it is a maintenance item on a cycle, not a permanent installation. Railing replacement and window and door replacement follow close behind.

Permits and authority
Bucerías is in the municipality of Bahía de Banderas, Nayarit. Licences and inspections are handled there rather than in Puerto Vallarta, and older properties sometimes carry documentation gaps from informal past construction that need resolving before a permit can be issued. We look into this early, because discovering it midway through a project is expensive.
