Punta Mita is in the state of Nayarit, in the municipality of Bahía de Banderas. Building licences, land-use verification and inspections go through the Bahía de Banderas municipal offices, not the Ayuntamiento de Puerto Vallarta. The requirements, fees and review times are not the same as in Jalisco, and gated-community approval is an additional step on top of the municipal one, not a substitute for it. Coastal properties may also involve federal maritime zone considerations. We confirm the applicable requirements for each specific lot before committing to a schedule.
