Property Maintenance Plans in Puerto Vallarta

Inspection-based upkeep for owners who live somewhere else most of the year.

Our property maintenance plans in Puerto Vallarta start with a full inspection and then keep your home on a schedule of visits, seasonal service and photo reports. They are built for owners who spend part of the year in the US or Canada and want to know what is happening at the property without flying down to check. Nothing gets repaired or charged without your written approval.

Maintenance that starts with an inspection

Most maintenance arrangements in Vallarta begin with a phone number and a promise to "keep an eye on the house." Our property maintenance plans in Puerto Vallarta work differently: they begin with a full baseline inspection. Before we schedule a single visit, we document the condition of the roof, waterproofing, plumbing, electrical panel, A/C units, water systems, windows and finishes, the same way we would for a buyer. That report becomes the reference point for everything that follows.

With a baseline in place, every later visit answers a simple question: what changed? A new hairline crack, a stain that grew, a breaker that started tripping or a pump that cycles more than it used to. That is far more useful than a generic "all good" message, and it lets you deal with small problems before the rainy season or a hurricane turns them into large ones.

Who property maintenance plans in Puerto Vallarta are for

Plans are designed for absentee owners: snowbirds who spend the winter here and the summer up north, owners who rent their unit part of the year, and buyers who just closed and will not move down for a while. If you are a full-time resident with a handyman you trust, you may not need one. If you live thousands of kilometers away and only hear about problems when a guest or the administración writes to you, a plan gives you eyes on the property.

Owners who rent short term often combine a plan with our rental inspection between guest seasons, and condo owners can pair it with the specific checks covered in our condo inspection page.

How a plan works

1. Baseline inspection

We inspect the whole property, including infrared and moisture readings, and deliver a report organized by system with each item ranked as Safety, Urgent, Maintenance or Monitor. Together we decide which items to fix now, which to watch and which can wait.

2. Visit schedule

Most owners choose monthly or quarterly visits. Monthly suits homes with pools, gardens or older systems, or properties near the beach where salt air works fast. Quarterly often fits newer condos in buildings with good administration. You can add visits around the rainy season or before an arrival.

3. Seasonal service

Some tasks follow the calendar rather than the visit count. Mini-split A/C units in this climate need regular cleaning to keep their drains clear and coils efficient. Cisterns and tinacos should be cleaned periodically so sediment and algae do not build up. Roof drains need to be cleared before the rains start in June, and the waterproofing on losas and terraces should be checked while there is still time to repair it.

4. Pre-season readiness

Before you or your guests arrive, we open the house, run the A/C, check water pressure and gas, test the water heater and appliances, and tell you about anything that should be handled first. Arriving to a home that is ready, rather than discovering a dead pump on your first night, is the point.

Photo reports and written approval

After every visit you receive a dated photo report showing what we checked and what we found, with the same priority levels as the baseline report, in English or Spanish. If something needs repair, we send photos, a short explanation of the likely cause and an estimate, and we wait. Nothing is done and nothing is charged without your written approval via WhatsApp. If you want a second opinion or prefer your own contractor, that is your call; the reports are written so anyone can work from them.

If you are hard to reach, you can set a written rule for emergencies, for example authorizing us to stop an active leak or shut off a breaker to prevent further damage, while still reporting back immediately. We do not decide that on your behalf.

Coordination with the HOA and administración

In condos, many systems belong to the building: the roof, the main water lines, the cistern, the façade and sometimes the electrical feed. When we find a problem that originates in a common area, such as water coming through a ceiling from the unit above or a crack in the building's waterproofing, we document it and can coordinate with the administración on your behalf so it is handled by the right party. That saves you from paying for repairs that are the building's responsibility, and it creates a paper trail if the issue becomes a discussion about extraordinary fees. This is practical coordination, not legal advice.

How this differs from our maintenance contractor service

A plan is about watching, scheduling and reporting. The actual repair work, from fixing a leaking valve to repainting a façade or replacing a water heater, is handled by our full maintenance contractor service once you approve it. Seasonal A/C cleaning is carried out by our air conditioning technicians, and roof and terrace repairs by our waterproofing crew. Keeping inspection and repair separate means you always see the evidence before deciding, and you can choose who does the work.

Why owners pick an inspector who is also a builder

A visit is only as good as the person doing it. Because our home inspector in Puerto Vallarta comes from construction, the visits focus on how concrete, block, plumbing and electrical systems actually fail on this coast: salt-air corrosion on railings and rebar, membranes that crack under sun, mini-split drains that clog, pumps that wear out early when a tinaco valve sticks. We can also tell you roughly what a repair usually involves, so you can plan your budget instead of reacting to surprises.

If you already know you want regular eyes on your home, start with a baseline home inspection Puerto Vallarta visit and we will propose a schedule from there.

Frequently Asked Questions – Maintenance Plans

Without a baseline, a visit can only say whether something looks wrong today. A full initial inspection documents the condition of every system, so each later visit can compare and spot what changed, such as a stain that grew or a pump that started cycling more. It also tells us which tasks your property really needs.
Most owners choose monthly or quarterly visits. Monthly fits beachfront homes, pools, gardens and older systems; quarterly often works for newer condos in well-managed buildings. You can add extra visits before the rainy season, after a storm or before you or your guests arrive. We recommend a schedule after the baseline inspection.
No. We send photos, the likely cause and an estimate, then wait for your written approval via WhatsApp before doing or charging anything. If you want, you can authorize in writing a short list of emergency actions, like shutting a valve to stop an active leak, and we report back immediately.
Typical seasonal tasks are mini-split A/C cleaning and drain flushing, periodic cistern and tinaco cleaning, clearing roof drains before the rains, checking waterproofing on roofs and terraces, and getting the home ready before you arrive. The exact list depends on your property and is set after the baseline inspection.
Yes. When a problem appears to start in a common area, such as the roof, the building's water lines or the unit above, we document it and can coordinate with the administración so the right party handles it. This is practical coordination with photo evidence, not legal advice on your rights as an owner.
No. Approved repairs can be handled by our maintenance contractor team, but you are free to use your own contractor or get other quotes. Our photo reports are written so any qualified tradesperson can understand the issue and its priority.
Yes. Every visit ends with a dated photo report in English or Spanish showing what was checked, what changed since the last visit and anything that needs attention, ranked as Safety, Urgent, Maintenance or Monitor. We can review it with you on a video call if that is easier.
